People often ask me where I sell homes, and I tell them I will go darn near anywhere in Minnesota. In this case, my buyers wanted to start a new chapter of their lives on Lake Mille Lacs.
We looked at various homes, but they just didn’t do it. We just had to stay positive and keep looking.
When this home came along, they experienced that moment I often talk about. The one where you just KNOW. Right away I could see them dreaming. Seeing what could be and that’s so exciting.
We secured the home without much trouble and they are happily making it theirs now. I can already hear them telling me about all the fish he’ll catch and all the good times and sunsets they are going to enjoy on the big lake.

Our buyers were looking for the right home in a very precise search area for the next chapter of their lives. After searching for a couple of weeks, we found one that fit the bill. After some negotiation, we secured it for a good price and got a new septic system fully installed before closing.

One thing that is very important to me, is being a “no pressure” guy while being helpful and firm enough to make sure you are getting what you are setting out to get. Heidi and I saw plenty of homes, and entertained some others, but in the end she got this great home at a lower price than some others we had seen that needed plenty of work.
Sometimes you just want to get away. When you’ve worked hard for long enough, you might be able to buy a home away from home, a place to go when you need a break from the routine. My buyers wanted just that. A place on a lake where they could make family memories for many years to come. As I see quite often, the universe aligns just right and they found the perfect place before long. We swooped in and got the property for a great price and the memories have already begun.

Sadly, sometimes selling a home comes from an unhappy event like losing someone we love very much. Such was the case here as my Aunt had passed away. The family stepped up huge and helped get the home ready over weeks so we could get her son top dollar and on to happier things. This cute 2 bedroom, 2 bath home in the heart of Elk River was our biggest challenge to date. It previously had a sizable plumbing issue that rendered it just one usable bathroom and it just needed help in a bunch of areas. With limited funds at our disposal, we rolled up our sleeves and got after everything within our power. The list of things that were done was very lengthy.
The most notable items were having a plumber come in and getting the second bathroom back. New toilet, vanity and shower all done to code. The slope of the walkways was an issue so yours truly busted out a jackhammer and we got the front and back walkways replaced with a nice pea gravel with stepping stones look. We cleaned literally everything, gave the kitchen a refreshed look and new shower surround in bathroom one while we were at it. There was so much more.
Our seller was very pleased with how we took a difficult situation, walked him through it from the word GO all the way through successful closing so he could get onto the next chapter of his story. We look forward to helping him again in the future for sure!
When the owner if this one story home reached out to us and asked some questions about refinancing, we discovered that it just made much more sense for him to sell. The challenge being that the home needed some work and funds were short in supply. As we often say, what makes us stand out is that we are all about doing what needs to be done to get our clients where they need to be and this will likely go down as our shining example.
You see, the homeowner bought this bank-owned property in 2018 with no inspection at the recommendation of his then agent. Wow! Can you guess what happened next? Quickly it was discovered there was a plumbing issue which resulted in the lower bathroom being completely removed. What was a 2 bed, 2 bath home now just had one bathroom. That dramatically hurts it’s value, folks!
We knew we were in for some work but we figured it would be mostly light lifting and hiring a plumber to get the bathroom back up to par. Were we in for some surprises. We got 3 truck loads of yard debris and brush off to the compost site, I got up on the roof to clean out all of the gutters so they flowed properly, bought an extension for the gutter to drive water away from the home properly and we trimmed all the trees and shrubs on the property. We pressure washed the siding to make it the vibrant yellow it once was, busted out the rear walk-way with a sledgehammer and filled in the void with a truck-full of dirt so it was properly graded. The front walk-way turned out to be twice as thick so we ran off and rented a jackhammer and took care of that too. Another truck-full of dirt to fill that in and grade it properly. Redid the walkway with pea gravel and used some extra stepping stones for free from our house. We did some concrete repair around the foundation and front steps of the home. We removed some beat-up screens and cleaned the windows inside and out, sprayed the entire property to curb insect populations, cleaned the shed inside top to bottom, pulled weeds and trimmed plants and refreshed the rock landscaping around the home to make everything look sharp. We cleaned the garage and removed a workbench that was well past it’s prime. That was just outside!
Inside the home we got after refreshing the kitchen cupboards by priming and painting them, replaced an old furnace hose and did general house cleaning of course. We removed old paneling in the lower level and coordinated with a local handyman to get fresh drywall up as well as refreshed some ceiling tiles that were missing. The upper bath needed some TLC so we removed tile, drywall and got our handyman to install new drywall and shower surround and then we cleaned it all up and installed new window and shower curtains to give it a new life. Our handyman also replaced the linen closet door. We removed the front storm door that no longer worked, installed magnetic cupboard catches in the kitchen and got the second bedroom cleaned and staged. New living room curtains were purchased and installed, we primed and painted the entire lower level of the home, primed and painted the upper bathroom, replaced a broken garage window with some nice plexiglass, installed new trim throughout the lower level and quarter-round too. We installed some lower hallway paneling as well. Oh and we bought a new microwave cart to free up counter space and make the kitchen look a bit nicer!
Oh, let’s not forget the main attraction and beginning to all of this…the lower bathroom that was no longer there. We got a local plumber to bust up the concrete and install all new piping up to code, had a carpenter install a new wall so our new shower would fit just right, we personally pulled up the old linoleum and got our flooring guy to install luxury vinyl plank flooring before having our plumber return to put in an all new toilet, vanity and shower to make for a sharp looking 3/4 lower bath.
There was probably a few other things that I’m forgetting too. Phew! Roughly $12k and five weeks of sweat, and we were able to sell this home for nearly $70k than we would have had we done nothing.

Working with family is key for us but it can also be daunting because if something outside of your control goes wrong, it doesn’t take much for someone to find fault in you, and what if other family members incorrectly think this as well?
I’m happy to report things went great! The market had slowed but we still showed our value by helping out with some prep work and got multiple offers quickly, got our sellers well over asking price and they are now off on the next chapter of their story.
