Selling a home — preparation, pricing, marketing, negotiations, and moving.
Introduction, simple step by step guide to getting started, equally simple guide for what to expect once you reach out to me. End with my info.
Are you thinking about selling your home in the near future?
When life is telling you that it is time to be somewhere else, your first call should be to me so we can put things into motion properly.
This page will give you a basic rundown of what needs to be done to get ready, and what to expect once we get started. Remember, I have done this many times with people just like you. I haven’t lost anyone yet, and I don’t intend to start with you.
Prepare your home
Repair obvious damage that is cheap and easy is a great starting point. Decluttering the entire home and cleaning surfaces so they look their best, too. This phase is about making things look their best, it is NOT about covering up issues.
Likewise, when it comes to the exterior of your home, cleanliness and items repaired, along with basic landscaping efforts lead to the ever-important “curb appeal” that all sellers should strive for before selling their home.
Large repairs? I would say it is unlikely that you should get into this level, but reach out to me first if you think there is a consideration. I have saved many people large sums of money when it comes to this component.
Pricing your home
We don’t just stick our finger in the air and guess how to price a home. The first step is to have me, your expert, do a thorough comparative market analysis. Unlike some of those internet estimates, I actually have step foot in your home, factored in the location, condition, age, style, and size and properly compared them to homes sold recently in your area. From there we have the value, but now we have to discuss strategy for how to best get you maximum value. Don’t be fooled into thinking this can be done in 5 minutes through an app, or that you can do it properly yourself. Does a seller being blissfully unaware that they lost thousands of dollars mean it did not happen? No, it just means they confidently tell others they did things themselves and they will likely do it again. Ouch!
Marketing your home
We have all see those signs in the ground that say “For Sale by Owner” and then you usually watch those signs get dirty and fall over, only to be gone one day and no sale having occurred. That’s because drive-by traffic is hardly a strategy. There are various avenues that I can take, on a case-by-case basis, but the direction is the same. We need to get your home in front of the largest audience possible, with an absolute emphasis on those folks that are interested in what it is, where it is, and are ready to purchase it. We’ll talk more on this when it is time.
What to expect from the ride…
Offers
Receiving offers, understanding what they say, nipping issues in the bud before going anywhere, seeing through possible games being played, and presenting them to you in a timely fashion is crucial. What to do if you have more than one? When should you accept, decline, or counter? Don’t leave this important step to an amateur.
Negotiating
As I alluded above, just because you recieve one does not make it a good offer. I have seen more bad offers than I have seen good offers. Identifying the difference is crucial, but know how and when to respond is equally imperative. You want someone in your corner that knows the games, has the backbone to be honest with you and to stand up to other professionals that do not care about you. I put YOU first.
Moving
For those that don’t want to spend thousands to move, I have some amazing news. You know the only realtor I know that routinely helps his clients move. The value of this alone is crazy! I have moved countless clients and I suspect I will move countless more. Do I guarantee it? No, but where there is a will, there is a way. We’ll work out the details. For those that have the means, and all the muscle they need, no worries at all. My feelings won’t be hurt to not have an additional moving day in my life. Whatever makes life easiest for you is my goal.
